Project / Construction Manager.  Direct and coordinate permits, and design and construction for private developer.  Initial effort in Miami, Florida.  On airport experience strongly preferred.

• Monitor, track and expedite building permits and permit revisions.  Work with airport and local regulatory authorities to secure prompt approvals.  Document all regulatory meetings.
• Organizational skills with an ability to identify and manage priorities.
• Proactively manage project-related issues.  Oversee, support, monitor and enforce construction and design team needs and performance.
• Excellent design and construction knowledge.  Full ability to understand, review and coordinate construction documents.
• Exceptional budgeting and budget control experience.  Ensure accurate management of planned capital expenditures.  Negotiate and manage project costs and changes.
• Prepare/update project status reports, construction pay applications, purchase orders and invoices, update tracking reports and maintain files for due diligence and financial reporting.
• Ability to prepare and track budgets for ground-up developments and facility renovations.
• Maintain accurate and consistent electronic files and documentation.
• Comply with all company policies and procedures, including but not limited to ethics and business practices.
• Strong interpersonal skills with ability to interact with executive level external and internal entities.
• Excellent written and verbal communication skills.
• Excellent Proficiency with MS Office Suite software and Microsoft Project.
• Proficiency with scheduling software and CADD.

Qualifications:

• Minimum 5-7 years of ground-up construction management or development experience with a developer, contractor or construction manager.
• Ability to multi-task and express suitable interpersonal skills which allow the individual to work both in a team and independently.
• Understanding of land due diligence, planning and permitting process of ground-up development.
• Flexibility with work hours and travel as needed for projects located in other US cities.  Possible relocation.
• Strong cost estimation, analysis and change management skills.

Education:

• Bachelor Degree from an accredited institution in Architecture, Engineering, Construction or Construction Management preferred.
